01Where exactly is Sun Hills Layan Phuket?
On Soi Layan 1, Moo 6, Choeng Thale, Thalang — the Layan area in the north-west of Phuket. Layan Beach is about 1.5 km away (3 minutes by road), Bang Tao Beach and Laguna about 2.5 km, and the airport 20–25 minutes by road.
02What sizes are there?
Studios of 26.5–31.4 m², one-bedroom homes of 35.6–53.4 m², two-bedroom homes of 45–70.4 m² and three-bedroom homes of 70.4 m². Two neighbouring homes can be joined into 60.8, 72.9 or 85 m². Ceilings are 2.9 m high.
03How much does a home cost?
Studios from THB 4M, one-bedroom homes from THB 5.5M, two-bedroom homes from THB 6.5M and three-bedroom homes from THB 11M, furnished. The exact price depends on the wing, the floor and the view; we send it for the home you choose in writing.
04When will it be finished?
Completion is planned for December 2027. The contract may move the date once by up to 12 months with notice, and for a late handover the developer pays 0.01% of the price per day, up to 10%.
05How do the payments work?
A reservation of THB 200,000 holds the home and is deducted from the first payment. Then 35% within 30 days, 20%, 20% and 15% during construction and 10% at completion — without interest.
06Leasehold or freehold?
Leasehold is a registered 30-year lease with the right to renew twice for 30 years. Freehold is possible within the 49% foreign quota for THB 10,000 per m² extra, arranged before completion with money from abroad.
07Is the home furnished?
Yes. The price includes the turnkey finish, the furniture package and appliances: Daikin air conditioning, Samsung TVs, Electrolux kitchen appliances, American Standard sanitary ware and Blum fittings.
08What does it cost to own?
The common-area fee is THB 75 per m² a month, paid 12 months ahead: about THB 27,360 a year for a 30.4 m² studio. The sinking fund is THB 700 per m² once and the meter deposit THB 15,000. We write the transfer and registration fees into your offer.
09What is inside the complex?
The Khabib Gym of about 700 m², a SPA with sauna and hammam, five pools including three heated rooftop infinity pools, a water park and a children's pool, a kids club with animators, two restaurants and a bar, coworking, a yoga room, a 270 m² lobby, a mini-market and underground parking for 110 cars.
10Can I rent it out?
Yes: through the optional rental programme under a separate management agreement, or on your own under Thai law. We prepare a rental estimate for the exact home you choose.
11Are the land and permits in order?
The two land titles, 53835 and 74338, belong to Sun Hills Co., Ltd. and carry no encumbrances; a Phuket law firm checked them in January 2026. Construction permit No. 086/2568 covers 509 homes, and the condominium has its EIA approval. We send copies on request.
12How many homes are left?
172 of the 509 homes are for sale, 37 are reserved and 300 are sold. Wing D has the most free homes (73), and every free home is on the board above with its plan and price from.
13Is there a sea view?
No. The homes look over the pools or over the green hills and villas around; the sea is a 3-minute drive away at Layan Beach. The rooftop infinity pools look over the hills.
14How is the construction going?
Construction started in 2025: the ground-breaking ceremony was held in June 2025 and the first piles went in in August 2025. The developer films the site regularly; we send you the latest video on request.

Sun Hills Co., Ltd. is the Thai company behind Sun Hills Layan, registered in 2023 with a paid-up capital of 84.5 million baht. It belongs to a construction group that has worked as a general contractor since 2009 and counts 1.2 million m² of completed work, mostly residential complexes in the Krasnodar region. Sun Hills Layan is its first condominium in Phuket; the company also builds Proxima Villas in Bang Tao.
